Flea Market Vendor Rules and Regulations
Hours of Operation: 7 AM to 3 PM. Vendors may enter at 6 AM to set up.
- All vendors must buy at least 1 table before entering the market and setting up, no exceptions.
- All Monthly vendors must pay in advance and receive receipt prior to entering the Flea market.
- The Phillips Flea – Flea Market is not responsible for any vendor merchandise, property, or vehicle on the premises.
- Vendors are responsible for their property for any loss, including by fire, theft or weather.
- Vendors assume all risks and responsibilities for their employees and business conduct.
- Vendors are responsible for clean-up of their selling and parking area. All garbage and paper trash is to be put into garbage cans located around the market. All boxes must be broken down flat. All unsold merchandise must be removed from the property after each weekend. The management will assume that any items found on the market Monday morning is trash and will be disposed of accordingly.
- No tables are to be moved from or to any spaces, without the permission of flea market personnel.
- No merchandise is allowed to extend beyond your table space into walkway.
- No vendor may construct or alter any space or table without the consent of flea market personal. This includes screwing, nailing or in any way affixing items to tables.
- No items are to be left behind. This includes chairs, umbrellas, or tarps. All items left behind will be removed and thrown away.
- No additional tables, hangers, display cases can be used unless they fit on your table. Displays of any type, whether behind or next to rented tables are prohibited.
- Vendors may not affix anything to any tree in the area of their spaces.
- All spaces are rented “without” electric.
- RECEPTICALS, WIRING, AND CIRCUITS ARE OFF LIMITS TO ANY ONE OTHER THAN FLEA MARKET PERSONNEL.
- Cargo trailers or long vehicles of any type must fit behind rented table space and cannot block other tables or roadway areas.
- Vendors will conduct themselves in a courteous and professional manner. This includes anyone associated with your space. You are responsible for their actions. No music playing allowed without the explicit approval from management.
- Anyone who does not adhere to the Phillips Flea rules will be subject to expulsion with no refunds.
- Banned Items: Including but not limited to: guns, ammunition, explosive materials, dangerous, hazardous, flammable, toxic substances, alcohol, illegal drugs, drug paraphernalia, offensive, pornographic or x-rated material, stolen, counterfeit or unlicensed items, any item that may present a public hazard, or any other illegal item/items. Phillips Flea personnel are the final authority in determining what can and cannot be sold on flea market property.
- Pets must be restrained in such a manner that they cannot access walkway areas. It is your responsibility to clean up after your pet. No Exceptions!
- All pets are to be kept on a leash while on flea market property. No Exceptions!
- Excessive noise by any pet will not be tolerated, be considerate of others. Keep noise to a minimum.
- All vendors are required to collect and remit New Jersey Sales Tax as required by law. Allowed exceptions: selling own household items. Charity organizations that are tax exempt.
Hours & Entry
- Market hours are 7:00 AM – 3:00 PM. Vendor setup begins at 6:00 AM.
- All vendors must purchase/rent at least one table and check in before setting up.
- Monthly vendors must pay in advance and present a receipt before entering the market.
Vendor Responsibility
- Vendors are fully responsible for their merchandise, vehicles, property, employees, pets, and conduct while on market grounds.
- Phillips Flea Market is not responsible for loss, theft, fire, weather damage, accidents, or injuries.
- Vendors must conduct themselves in a professional, courteous, and respectful manner at all times. Disorderly, threatening, discriminatory, obscene, or disruptive behavior will not be tolerated.
- Vendors are responsible for anyone associated with their space.
Space & Display Rules
- Vendors must remain within their assigned space. Merchandise, tables, racks, displays, vehicles, trailers, umbrellas, and other items may not block walkways, roadways, neighboring spaces, or extend beyond rented areas.
- No subletting or sharing of vendor spaces is permitted without management approval.
- Tables, displays, or space layouts may not be moved, altered, nailed, screwed into, or otherwise modified without management permission.
- Nothing may be attached to tables, trees, buildings, electrical equipment, or market property.
- Additional tables, cases, racks, or displays are only permitted if they fit completely within the rented space.
- Management reserves the right to determine placement, spacing, display setup, and permitted vehicles.
Cleanup & Trash
- Vendors must keep their area clean at all times.
- All trash; boxes, cartons, debris, and unsold merchandise must be removed from the property at the end of the market day.
- Any items left behind may be considered abandoned property and discarded by management.
- Vendors who leave excessive garbage may be charged cleanup fees and/or denied future setup privileges.
Merchandise Restrictions
- Vendors may only sell legal merchandise approved by management.
- Prohibited items include, but are not limited to:
- Firearms, ammunition, explosives, fireworks, or hazardous materials
- Illegal drugs or drug paraphernalia
- Alcoholic beverages
- Pornographic, obscene, offensive, hateful, or discriminatory materials
- Stolen, counterfeit, pirated, or unlicensed merchandise
- Any item considered unsafe or a public hazard
- Management has final authority regarding what may or may not be sold.
- Food or beverages that compete with on-site concessions may not be sold without approval.
Electrical & Facility Rules
- All vendor spaces are rented without electricity unless otherwise approved.
- Electrical receptacles, wiring, and circuits may only be accessed by flea market personnel.
- Smoking is prohibited in buildings and within 25 feet of market structures.
Pets
- All pets must remain leashed or properly restrained at all times and may not interfere with walkways or customers.
- Owners must immediately clean up after pets.
- Excessive noise or aggressive behavior from pets will not be tolerated.
Taxes & Identification
- Vendors are responsible for collecting and remitting all applicable New Jersey sales taxes unless legally exempt.
- Vendors must provide identification and contact information upon request.
Enforcement & Management Rights
- Management reserves the right to refuse, relocate, suspend, or terminate any vendor space or participation at its discretion.
- Failure to follow market rules may result in removal from the property without refund.
